The dream of moving into a new home is often tempered by the reality of needing to sell your current home forest. This simultaneous transaction—often referred to as a “contingent sale”—requires careful planning, coordination, and a clear understanding of the market. The fundamental question is: How do you successfully manage to sell your current home and purchase a new one without ending up homeless or financially burdened? Here are the essential steps to help you navigate this potentially tricky process.  

  1. Hire the Right Real Estate Professional: Find a strategic realtor who understands the local market, can set a realistic price for your home, and accurately predict the time it will take to sell. This timeline is the foundation of your moving plan.

  2. Strategize the Contingent Purchase Offer: As a contingent buyer, make your offer more attractive by proposing a closing date that aligns with your anticipated sale. Work with your agent to draft a contingency clause. Offering a larger earnest money deposit or agreeing to a short kick-out clause may sweeten the deal.

  3. Perform Financial Due Diligence: Calculate your total net proceeds from the sale (sale price minus all selling costs, including mortgage payoff). This net capital helps determine the amount you will have available for the down payment and closing costs on your new home.

  4. Address the Interest Rate Conundrum: Don't focus solely on a potentially higher new mortgage rate. Focus on the value of future appreciation and improved lifestyle. Use equity (net proceeds) to pay off high-interest debt, freeing up monthly cash flow to absorb the higher mortgage payment. Look at your entire financial picture.

  5. Ensure Seamless Coordination: Your agent must maintain open, frequent communication between the sale and purchase sides, as well as with the seller of the new home. The ultimate goal is a smooth, seamless transition.
