If you’ve lived through even one winter in northern Vermont, you know the drill: early sunsets, snowbanks taller than your car, and that stubborn layer of ice that refuses to melt until April. So when homeowners ask me, “Is it even worth listing my place this time of year?” my answer is always the same: Yes, if you do it right.

1. Serious Buyers Are Out There—In northern Vermont, no one casually tours homes in January “just for fun.” If a buyer is bundling up, driving icy back roads, and trekking through slush to see your property, they mean business. You’re not dealing with browsers—you’re dealing with decision-makers. 

2. Snow Makes Great Curb Appeal—Snow can be stunning, but it can also hide everything good about your home. Before showings, make sure your driveway, walkway, and porch are fully cleared. Keep an ice-free path and add a little sand or salt so buyers feel safe walking in. A

3. Light Is Your Best Friend—Winters can be gloomy, so inside your home, lighting carries the whole show. Replace dim bulbs, open every blind, and use warm, layered lighting to soften the shadows. If you have a wood stove or fireplace, let it burn during showings—it creates instant charm, warmth, and a sense of home.

4. Highlight Winter-Perfect Features—Buyers care deeply about how a home handles cold. Make sure your listing, and your showings, emphasize: updated insulation, energy-efficient windows, good heating system, pellet or wood stoves, a mudroom or large entry area, and a garage—bonus points if it’s heated. These features matter more than a granite countertop ever will.

5. Keep It Clean and Cozy—Protect floors with clean mats, keep clutter down, and aim for a warm, inviting vibe—soft throws, a few lamps, maybe even the smell of cookies baking. 

Winter in northern Vermont is long, cold, and unpredictable—but it can also be an incredibly effective time to sell. With the right prep and presentation, your home can shine against the snow and attract the kind of buyers who are ready to say yes.
